Projects

Villas where technology stays out of sight.

Selected residential projects across Dubai. Each one a study in restraint — integrated systems that serve the architecture rather than compete with it.

The Lakes — calm minimalism, full automation

Location
The Lakes, Dubai
Type
Residential villa — full smart-home integration
Year
2024 → 2026
Backbone
KNX with Home Assistant interface
Scope
Lighting, climate, shading, multi-room audio, security, network infrastructure, control panels

A two-storey villa where the brief was a single line: "make the technology invisible". We routed a full KNX bus through the build during early-stage rough-in, layered a custom Home Assistant interface for the homeowner, and worked with the lighting designer to keep every track and cove perfectly aligned with the architecture.

Victory Heights — minimalist refinement

Location
Victory Heights, Dubai
Type
Residential villa — integrated controls and lighting
Year
2026
Backbone
Hybrid — KNX with Home Assistant overlay
Scope
Design switches, control panels, architectural lighting, ceiling-flush Wi-Fi, network cabinet

A minimalist build where every visible component had to be a deliberate choice. Travertine walls host black-glass touch switches and a flush touchscreen panel. Wi-Fi access points are recessed into the ceiling. The result reads as architecture first, technology second.
